Mold Remediation

It’s common for homes or commercial properties on the often-damp Vancouver Island to have a mold presence, which is usually caused by an untreated moisture problem.

Mold is capable of spreading rapidly, and can cause unwelcome health issues. Attempting to scrub away visible mold won’t address the cause of the problem, and you can risk spreading the mold to other areas. Our team not only deals with your mold concern – we can also address the issue that created the mold-loving environment in the first place.

Our experts can remediate the mold in your home or business, safely and thoroughly – call (877) 755-9966 to arrange your assessment.

OUR PROCESS

NOTE  Depending on your situation, the following steps may be done in a different order (or not at all).

Email or call (877) 755-9966.

STEPS TO TAKE

NOTE  These steps are provided as guidelines only, and may not apply to every scenario. Safety is always the #1 priority.

1 Call

Mold is a biohazard, and although it should’t be an immediate cause for panic or concern, it does need to be addressed professionally. We do not recommend that anyone other than trained technicians attempt mold remediation as a “DIY” project – contact us for an assessment and quote.

2 Avoid

If mold is detected within your home or business, it’s advisable to avoid the contaminated space. Children, elderly persons, and anyone with breathing trouble or allergy sensitivities in particular should leave the area until the problem has been assessed and/or remediated.

3 Protect

If you do need to access the contaminated area, protect yourself from mold spores by wearing a quality mask, safety glasses, and rubber gloves. Feel free to contact our staff for more details on recommended brands and styles of safety equipment.

Email or call (877) 755-9966.

Tips For the Seller

  • Be Honest – If you are selling a property that currently has a mold problem, remember that you have an obligation to disclose this information to the buyer.
  • Remediate or Not – As a seller you may choose to not remediate the mold issue before the sale, however it’s likely that the buyer will be able to ask for a price decrease (or they may simply walk away from the deal).
  • Cover Your... – Whether you choose to remediate or to sell the property “as-is”, discuss any contingencies or possibilities with your lawyer and real-estate agent to ensure you aren’t held responsible for any issues found after the deal has been closed.
  • Insist on Inspection – Make sure your potential buyers have their own, independent, home-inspections performed. This will protect both the buyer and seller when the deal is on the table.

Tips For the Buyer

Discovering mold on a potential property purchase doesn’t mean you should immediately walk away! When you’re out looking at properties with your real-estate agent, here are some tips to keep in mind:

  • Look Closely – When viewing a property, scan the ceilings, walls, and baseboards for any stains or recent repairs. Remember, it’s not possible for your real-estate agent to spot everything.
  • Breath Deeply – Mold can be accompanied by a unique, musty smell, so inhale a good, deep breath when you are in each room (especially in areas of low air circulation, such as crawl spaces and attics).
  • Ask the Seller – Both the Seller and their real-estate agent are required to disclose all known mold and water issues with the property in question.
  • Bargain – A home or business with a history of mold can offer you some leverage on the price of the sale. Find out how recently any repairs were done, what caused the issue, and which company did the job.
  • Call the Experts – Before you buy property with a mold presence, make sure you understand the scale (and the cost) of the issue by calling in our team to provide a quote. Phone our toll-free line at (877) 755-9966 to arrange for a consultation.

Mold caused by humidity near a window

Mold Prevention Tips

To prevent your home or business from a potential mold infestation, there are a few areas of your property that you may want to review. Catching mold before it spreads can make a big difference in the scale of the restoration process, and knowing what to look out for may save a lot of headaches down the road. Here’s a list of things to watch for:

  • Exterior Conditions – Clean and repair roof gutters, have your perimeter drains inspected and flushed regularly, and ensure the ground around your home or business slopes away from the foundation so water can flow downhill from the structure.
  • Condensation – Watch for condensation or moisture collection on all interior windows, air conditioners, walls or pipes. If moisture is present (due to poor venting, leaky pipes, etc.), mold may populate and spread quickly to other areas.
  • Ventilate – Any appliance that produces moisture (such as a clothes dryer or a stove) must be ventilated outside, rather than into attics or wall cavities. Clogged or inadequate venting may lead to increased humidity and moisture levels.
  • Exhaust Fans – Turn on an exhaust fan or open the window when you shower, bathe, or run the dishwasher. Steam caused by these activities can cause moisture build-up if not vented properly.
  • Insulate – To prevent cold surfaces from building up condensation, insulate them for protection. This includes wrapping insulation around any exposed plumbing, such as in a crawl-space or basement, and filling any cracks in exterior siding.
